I go over and above with my listings. I stage, do professional photography, drone, video and floor plan designs. I then show the homes myself, no lock box. This way I meet all buyers and their agents and can answer their questions. It is a lot of work, but I feel being there to sell the home is what I am paid to do. I then sell their homes for top dollar. With my buyers, I listen to their needs, help them find homes that suit their requirements and dreams, do our due diligence including pulling permits and finding out as much information as possible before we offer, so my clients can make an educated decision. I then negotiate a great deal, and or win the multiple offer situation.
